Even if you don’t work in a coworking space, the chances are good that you know someone else who does.
That’s because coworking – the concept of sharing workspace and resources among many different self-employed workers, startups and other small businesses, often on a subscription basis – is the fastest growing trend in commercial real estate, rapidly replacing the idea of traditional office space with more flexible, more enjoyable alternatives.
In fact, as of 2018, there are more than 14,400 coworking spaces in the world and the total number of “coworkers” – that is, people who use these spaces – is on track to reach 3.8 million by 2020 and top 5 million by 2022.
In the U.S., there are currently more than 4,500 such spaces up and running, and that’s up from less than 300 in 2010, with expectations to top 6,200 in the next four years. Coworking now accounts for more than 27 million square feet of U.S. office space, and the industry is forecast to grow at a rate of 15 percent per year for the next five years.
Coworking has become “the new normal” for much of the workforce.
And it’s easy to see why.

Coworking offers flexibility and adaptability that your traditional office space just can’t match. Need more space to accommodate a growing team? No problem, just add some memberships. Need to cut costs to weather a business slowdown? Also no problem, as most coworking leases are on a month-to-month basis.
Roughly 84 of coworkers claim to be more engaged and motivated due to their office space arrangement, while 89 percent of them report being happier overall as a result. On the flipside, 72 percent of landlords say that leasing space to coworking operators has been a positive development for their businesses.
Here in Colorado, as of 2018, there were some 25 coworking spaces just on the Front Range, and that number is rising just about every month. New spaces are going in all the time, often replacing more traditional leased spaces, and existing spaces are continually expanding. International coworking chain WeWork, for instance, recently announced its seventh Denver location, less than three years since entering the city.
