Recently we sat down with Cary Wicker, Vice President of Real Estate for Brue Baukol Capital Partners, and developer of The District in Centennial. The District is a new project planned as a vibrant, mixed-use development located along I-25 between County Line and Dry Creek Roads.
Can you share with us a little of the history of the project?
We bought the property in 2017. We developed our vision for the site and shared it with the city and community as a mixed-use development in 2018, and it was approved to proceed in 2019. The District is based on our vision of an office-based community and the city’s desire and need for flexible mixed-use space—so it will feature residential, commercial, office, and hotel components. We’re currently planning to develop both for sale and for rent residential opportunities. We are continuing to work with the City of Centennial to develop and adjust the plan as we move forward.
What part of the project do you find the most fascinating?
We are so excited to see how the City of Centennial has embraced the project. It’s a mixed use hub for the community – our partnership and relationship with Centennial has been great. The exciting thing about the project is that we are focused on building a community and not just a development. The details are designed to complement the live, work, and play lifestyle that Denver South residents cherish, and from that perspective The District is a natural fit.
What drew you to the opportunity?
The scale and size of the project – 36 acres with unbelievable mountain views. The site is the highest point in Denver South and the slope falls to the west, giving the development some of the best views of the Front Range in the metro area.
The development is evolving in response to the community; we are focused on meeting market needs. As the developers, we are helping to define and build the community. We believe that the project will be a natural fit for the lifestyle residents associate with Denver South.
Our overall concept is to develop an office-centric neighborhood that features a contemporary design theme. The office development is designed to bring people and activities together, and to showcase the best of what the Denver South community and the city of Centennial has to offer residents.
When fully developed, The District will include 2.5 million square feet of flexible office spaces, from small-scale businesses to multiple-building corporate headquarters. The development will also feature approximately 1,800 residential units, a 200 key hotel and more than 30,000 square feet of retail space, all with easy access to the Dry Creek light rail station.
